  • Use the Contact Me form below to let me know you are interested, and we will decide if we are a good fit.

    After receiving the first 50% of your payment, I will ask you for photos of your house. I will give you resolution guidelines and composition suggestions.

    Then we’ll talk about your home. I’ll ask questions to help uncover your home’s unique story and what season you envision in your picture.

    The next step is the sketch. I create several pencil sketches, culminating in a colored pencil version which I will send to you for approval. The pencil sketch is rough and loose, but will give you an idea of final composition. The final copy will be more clear and vibrant, but an obvious derivative.

    If you like the sketch, I will move onto the final. This last step takes 1-2 weeks.

    I will email you a picture of the final and upon receiving final 50% payment, I will mail your picture via United States Postal Service and send you a picture of the receipt with tracking information.

  • All house portraits are hand painted with professional grade watercolor paints on cold press, 300gsm (140#), 100% cotton watercolor paper. Finished paintings are either 8×10″ on 9×11″ paper or 9×12″ on 10×13″ paper.

  • I work in two sizes:

    8×10″ picture on a 9×11″ paper for $200 plus actual shipping cost

    9×12″picture on a 10×13″ paper for $250 plus actual shipping cost

    Larger sizes are not currently available, but if you would like a smaller size or have another special request, please reach out and maybe we can find a solution.

    I use Venmo and CashApp for no additional charge, PayPal if you cover their service fee.

  • If your photos follow the guidelines, I will normally be able to complete your painting within two months of receiving them, sometimes much sooner. Life circumstances are unpredictable, however, and if it will be longer than two months, I will contact you to offer the option of a refund if you prefer not to wait.

    After your approval of the sketch, you can expect 1-2 weeks until the final painting.

    I ship promptly via USPS and cannot guarantee their delivery times once the piece is out of my hands. If you want expedited shipping, I can calculate the difference and you can pay that with your final payment. When I ship, I will send you the receipt for tracking.

  • Your artwork is as important to me as it is to you! Professional watercolor paper is made of 100% cotton, and as an organic product, it can grow mold and mildew. To prevent this, use a mat between the artwork and the frame glass/glazing.

    I use only professional grade watercolor paints with the highest lightfast and lowest color shift ratings. However, no pigment can long withstand direct sunlight or high humidity. For that reason, I recommend displaying indoors away from direct sunlight, in any room but a bathroom.

    Cared for this way, your painting should last a lifetime.
